KP Club to build 24 new woodland lodges at Pocklington resort

LUXURY villas which incorporate the latest thinking in sustainable, energy-efficient design and construction are taking shape at an East Yorkshire resort.

The KP Club near Pocklington already operates ten lodges, which were completed in March 2009.

Now it is now looking to add 24 new high-end woodland villas, to enable KP to grow the weddings, functions and corporate side of the business.

The expansion will create 12 new jobs, bringing employee numbers to more than 50.

Turnover is also forecast to grow by almost 50 per cent, from £1.4m a year to £2m.

Simon Dixon, a partner at in The KP, said: "We are developing a boutique resort, not just a golf club.

"These are high-end, luxury properties that will enable us to deliver a better package for the wedding, function and corporate sectors.

"We run about 50 weddings a year, for example, but that number could be higher if we had more accommodation.

"The midweek corporate market is also an untapped source of custom for us."

Designed by Innovating Space in North Newbald, the new villas will be constructed from cedar with natural slate for the tiled roofs.

Large glazing panels will enable the lodges to take full advantage of natural light and picturesque setting, effectively "letting the outside in".

Work has already started on 12 of the villas, with the properties planned for a phased launch between June and October.

The KP Club is planning to add a further 12 villas after the first phase has been completed.

The business secured a £1m finance facility with HSBC's North Yorkshire Commercial team to support the development, as reported in The Mail. The KP Club has now switched its business banking to HSBC in a deal led by senior commercial manager Mike Craft.

Mr Dixon said: "HSBC's involvement in the project has been key.

"I am pleased that they have the foresight to support a forward-thinking and innovative organisation like The KP."

Set within an 180 acre estate on the Yorkshire Wolds, the KP Club is arguably best known for its 18-hole Championship course.

However, efforts to expand its offering have made it a popular destination for corporate and leisure visitors, with attractions including the Glasshouse café-bar, a restaurant, conference and function facilities, and designer sportswear boutique.

The latest project is supporting a number of East Yorkshire firms, including Bridlington-based Ashcourt Contracts Limited which is carrying out the construction.

Hull company EYG is responsible for the aluminium windows sliding doors.

Andrew Follington, HSBC North Yorkshire area commercial director, said: "The KP is already enjoyed by thousands of people a year and this expansion complements perfectly its existing offering."
