Neil Dubnyckyj, owner of the business, said: "We are definitely in a time to support local businesses.
"It is imperative that local business does well. I think we need to encourage local businesses to take a risk and head back towards the town centre, because they might struggle otherwise.
"Our luxury accommodation shows off what independent businesses can offer.
"Even though the site will not be finished until October this year, there has already been so much interest.
"We have developed a waiting list for people that have applied ready for when it is finished."
In addition to the rooms, the building has three large kitchens and a lounge, with widescreen television.
As well as South Bank Properties, which he created in 2008, Neil has also owned South Bank Carpets for 21 years.
Regency Rooms is located on Parkinson Avenue, Scunthorpe, DN15 7JY.
